Pasadena mold testing prices
Example: 3 samples in one visit = $757 total. A typical older home might use an air sample in the room with the smell, a second in another part of the house and a swab on visible growth. We’ll recommend only what’s needed and confirm your total up front. Our cost guide breaks it down further.
Why Pasadena homes get mold
Pasadena’s older housing and its spot at the base of the San Gabriel Mountains create their own set of moisture problems. Here’s what we see most:
- Craftsman and historic homes. Pasadena is known for its early 20th-century houses. Original wood framing, plaster walls and plumbing that’s been patched over the decades can hide small leaks that run for a long time before anyone notices.
- Raised foundations and crawl spaces. Many older homes sit on raised foundations. Crawl spaces can trap moisture from leaking pipes, poor drainage or damp soil, and that musty air can find its way up into the rooms above.
- Winter storms near the foothills. Homes closer to the mountains and along the Arroyo can see heavy runoff during winter storms. Water that pools against a foundation or gets past old gutters and flashing can leave walls and crawl spaces damp.
- Mature trees and shade. Big trees are part of Pasadena’s character, but shaded roofs and north-facing walls dry slowly, and leaves can clog gutters and downspouts.
- Additions and remodels. Where a newer addition meets an original roofline or wall, the joint is a common place for water to get in.
- Apartments and condos. Multi-unit buildings around Old Pasadena, Playhouse Village and the city’s other busy corridors share plumbing and walls, so one leak can affect several units.
What we test
Surface swab testing
Use a swab for something you can see — dark spotting on original wood trim, a stain on plaster below a bathroom, or growth on accessible crawl space framing. The lab reports which mold types are on that surface.
Indoor air quality testing
An air sample measures spores inside and compares them with an outdoor sample taken at the same time. It’s especially helpful in older homes where a musty smell seems to come up through the floors or from behind plaster and the source isn’t visible. Read more in swab vs. air testing.
When Pasadena clients call us
- A musty smell that seems to rise from beneath the floors
- After a winter storm, roof leak or overflowing gutter (testing after water intrusion)
- Before buying an older or historic home (testing before you buy)
- Renters in older apartment buildings who want independent documentation

Pasadena mold testing FAQ
How much does mold testing cost in Pasadena?
$399 for the first sample and $179 for each additional sample collected on the same visit. Many older homes need two or three samples, and three samples total $757. We confirm the price before scheduling.
Do you serve Altadena and other nearby foothill communities?
Yes. Along with every Pasadena neighborhood, from Bungalow Heaven to Linda Vista and Hastings Ranch, we serve Altadena, South Pasadena, San Marino, Sierra Madre, Arcadia and the rest of Los Angeles County.
Can you check for mold if the smell seems to come from a crawl space?
Yes. Air samples in the rooms above show whether spore levels are elevated compared with outdoors, and visible growth in areas that can be safely reached can be swabbed for lab identification.
Is mold testing worth it before buying a historic home?
It often is. A general home inspection may note water stains, while lab results tell you whether mold is present and whether it has affected the air. Results are typically ready 2–5 business days after samples reach the lab, so schedule early in your contingency period.
