Irvine mold testing prices
Example: 3 samples in one visit = $757 total. A townhome with water damage under one bathroom might need a single swab, while a home with a musty smell from the vents may call for air samples in a few rooms. We’ll keep the sample count to what answers your question and confirm the total before the visit. See our cost guide for how pricing works.
Why Irvine homes get mold
Newer construction doesn’t make a home mold-proof — mold follows moisture, not the age of the building. In Irvine, these are the situations that usually lead to a call:
- Master-planned communities and HOAs. Many Irvine homes are in HOA communities where responsibility for roofs, exterior walls and common plumbing can be split between owners and the association. When water appears, independent results help everyone start from the same facts.
- Condos, townhomes and shared walls. Attached homes share walls, floors and ceilings. A leaking supply line, shower pan or toilet next door or upstairs can show up as a stain or smell in your unit.
- Slab foundations and hidden plumbing leaks. Many homes here sit on concrete slabs. A leak in a line under or inside the slab, or behind a wall at floor level, can wet flooring, baseboards and lower drywall before anyone sees it.
- HVAC and condensation. Attic air handlers, condensate lines and drain pans can clog or overflow, dripping into ceilings and insulation. Well-sealed newer homes also depend on good ventilation to keep bathrooms and laundry rooms dry.
- Appliance leaks. Washing machine hoses, dishwasher connections, refrigerator water lines and water heaters are frequent sources of slow, hidden leaks.
- Aging plumbing in established villages. Irvine’s earlier villages, such as University Park, Turtle Rock, Woodbridge and Northwood, have homes that are now several decades old, with original pipes and fixtures that may be reaching the end of their life.
What we test
Surface swab testing
Choose a swab when there’s visible growth or staining — behind a washer, under a bathroom vanity, or on drywall near a slab leak repair. The lab identifies the types of mold on that surface.
Indoor air quality testing
Air sampling measures spores indoors and compares them with an outdoor sample collected at the same time. It’s useful when the smell seems to come from the vents or a closed-up room and nothing is visible. Our swab vs. air guide explains the difference.
When Irvine clients call us
- After water comes through from an upstairs or neighboring unit (testing after a leak)
- Buyers in escrow on a condo, townhome or house (testing before you buy)
- A musty smell when the air conditioning runs
- After a slab leak, appliance leak or other plumbing repair, to see whether mold is present
- HOA boards and property managers who need independent documentation
- After remediation, to confirm the air is back in line with outdoors
We are test-only and don’t sell mold removal, so our results aren’t tied to a repair estimate. We serve Irvine and all of Orange County, along with Los Angeles County.

Irvine mold testing FAQ
How much does mold testing cost in Irvine?
$399 for the first sample and $179 for each additional sample collected on the same visit, the same pricing we use throughout Orange County. Three samples total $757, and we confirm your price before scheduling.
Which Irvine villages do you serve?
All of them, including Woodbridge, Northwood, Turtle Rock, University Park, Westpark, Quail Hill, Portola Springs, Orchard Hills and the Great Park Neighborhoods, plus Tustin, Costa Mesa, Newport Beach and the rest of Orange County.
Can I order testing if I live in an HOA community?
Yes. We test inside your home or unit, and you receive an independent lab report you can share with your HOA, property manager or insurer. We do not make repairs or perform remediation.
My home is fairly new. Could it still have mold?
Yes. Mold depends on moisture, not the age of the house. Leaks from plumbing, appliances, shower pans or HVAC condensate lines can happen in any home, and testing helps confirm whether mold is present after water damage.
