Mold Testing Before You Buy a Home in Los Angeles

Buying a home in Los Angeles is a big investment, and mold is one of the problems that is easiest to miss during a showing. Fresh paint, air fresheners and a sunny open house can hide a lot. Here’s when to add mold testing to your home inspection, and what it can tell you.

A home inspection is not a mold test

A general home inspector looks for signs of water damage and may note “possible microbial growth,” but a standard inspection typically does not include lab-analyzed mold samples. If the inspector flags staining, moisture or a musty smell, a mold test gives you the lab data to know what you’re dealing with.

Red flags that justify a mold test

  • A musty or earthy smell, especially in closets, basements, bathrooms or when the HVAC turns on

  • Water stains on ceilings, walls or under sinks

  • Recently painted patches in bathrooms or on ceilings

  • Disclosed past leaks, roof repairs, plumbing failures or flooding

  • Peeling paint, warped flooring or bubbling drywall

  • Condensation on windows, or high humidity near the coast (Santa Monica, Venice, Marina del Rey)

What to test

  • Indoor air quality samples in main living areas and any suspect rooms, compared against an outdoor sample, to see if there is hidden growth affecting the air.

  • Surface swabs of any visible staining or suspicious growth, to identify what it is.

For most condos and single-family homes, two to four samples answer the key questions.

Timing: fit it into your contingency period

Sample collection takes about 30–60 minutes on-site, and lab results are typically ready within 2–5 business days after the samples reach the lab. Book as soon as your offer is accepted so the results arrive well before your inspection contingency ends.

How results help you negotiate

Lab-verified results give you objective documentation. Depending on what is found, buyers often ask the seller to repair the moisture source, pay for professional remediation, or adjust the price. And if results come back normal, you can close with more confidence.

A pre-listing test lets you fix issues on your own schedule instead of during escrow, and clean results can be a selling point.
