Our pricing is simple and transparent: $399 for the first sample, and $179 for each additional sample collected during the same visit. This applies to both mold swab testing and indoor air quality testing. There are no hidden fees, and every sample is analyzed by a certified lab.

Sample collection typically takes 30-60 minutes on-site. Once your samples reach the lab, most results are ready within 2-5 business days, and we’ll send you a clear, easy-to-understand report as soon as it’s available.

Not always. If mold is clearly visible, the first step is fixing the moisture source and cleaning it up. Testing helps when you want to know what type of mold it is, whether it has affected the air in the rest of your home, when you need lab documentation for a landlord, buyer or insurance claim, or when you want to confirm a cleanup worked.

A surface swab test tells you what is growing on a specific spot, such as a stain on a wall or ceiling. An indoor air quality test measures the mold spores floating in the air and compares them with an outdoor sample, which helps find hidden mold behind walls, under floors or in the HVAC system. Many visits combine both.

Yes. You can't identify mold by its color, so the only way to know whether a dark spot is Stachybotrys (often called "toxic black mold") or another mold is to have a lab analyze a sample. Our swab and air tests identify the mold types present.

Most concerns can be answered with one to three samples. One swab can confirm what a suspicious spot is. One indoor air sample, compared with an outdoor sample, checks a room. Whole-home checks usually need a sample from each main living area. We'll recommend the smallest number that gives you a clear answer and quote your exact total before we come out.

Yes. We test apartments, condos and rental homes for both tenants and property owners. Because we only do testing and don't sell mold removal, our results are independent and easy to share with the other party, code enforcement or an attorney.

If the home has a musty smell, water stains, fresh paint in bathrooms or on ceilings, or a history of leaks, a mold test is worth adding to your inspection. A standard home inspection usually doesn't include lab-analyzed mold samples. Book early so results arrive within your contingency period.

Test if the area wasn't completely dried within 24 to 48 hours, if the leak was hidden inside a wall or under a floor, if you notice a musty smell afterward, or after repairs to confirm the air is back to normal.

No. We focus only on mold swab testing and indoor air quality testing. That means there's no conflict of interest: we have no reason to find a problem that isn't there. If remediation is needed, your report gives any contractor clear information to work from.

DIY settle-plate kits almost always grow something, because mold spores are naturally present in all air. Without a proper outdoor comparison sample and professional lab analysis, the results are hard to interpret. A professional test gives you lab-verified results you can act on.

Keep windows and doors closed for about 12 hours before an air test if possible, and avoid running air purifiers, cleaning or disturbing suspect areas right before the visit. Make sure we can access the rooms, closets and areas you're concerned about.
